GCC suspends Chennai property-tax reassessment after 3.49 lakh notices spark backlash

Chennai, 13 August 2026 — After days of petitions, social-media screenshots of steep demand notices, and queues at Regional Deputy Commissioner offices, GCC suspended the drive.

Press reports differ slightly on the paid count (28,382 vs 30,520) and extra collection (₹11.10 vs ₹11.42 crore). DT Next cited an expected ₹170 crore a year if the exercise had continued. Officials told TNIE 55% of residential cases rose by under ₹1,000 and 95% under ₹5,000 — while TOI recorded some bills up to four times the old tax.

The Hindu added that GCC had received 69 appeals for remeasurement and was separately studying basic street-rate cuts in some added-area zones (Alandur residents have compared rates with Anna Nagar). That street-rate work is not the same as this pause.

Tamil Nadu civic bodies have long argued that property tax lags inflation. Union guidance has pointed to a modest annual revision; Chennai’s council politics often delayed across-the-board hikes. GIS mapping and self-declaration then flagged “under-assessed” buildings — including, residents said, homes with no deviation. The retrospective H2 2025–26 window plus a 30 September pay-while-you-appeal pressure (reported by TOI) made the notices feel like a surprise tax.

GCC also faces a fund crunch (councillors have been told ward funds are delayed; contractor dues are in the thousands of crores). The pause trades revenue for political and administrative calm before the northeast monsoon.
